We Need Your Property
What we do for Landlords

Our objective is a very complete service to our owners in as much as we will seek a suitable tenant for your property who will have to provide satisfactory references from his or her employer and further pass a commercial credit worthiness check.

We will advertise your property(without the precise address) in the local press and at our premises in the town centre and we will further examine our database of applicant tenants to see if there is a match. We will also canvass those companies who we know to have itinerant staff until we find a suitable tenant, and we will accompany any prospective tenant wishing to view around your property at any convenient time.

When a suitable tenant is found, we will take a complete inventory of all of the contents of your property, having advised you of any items which you should not leave. We will have the tenant agree this inventory on the day of moving into your property and we will further take all meter readings so that we may close your accounts with the utility companies and open new accounts in your tenant’s name.

We will draw up the correct legal paperwork which will ensure that you may recover your property with proper notice and which will reflect any specific conditions you may wish to apply to the lease. We will also take a bond in excess of one month rent which we will hold against any lost or damaged items.

We will collect the rent each month on your behalf and account to you on a monthly basis showing the rent received less our commission and the cost of any authorised repairs deemed not to be the responsibility of the tenant.

During the tenancy, we will inspect your property inside and out at regular intervals to ensure that proper care is being afforded by the tenant.

We will attend to any complaint or request from the tenant and refer to you if necessary. We will ensure that you are not approached at any time directly by the tenant unless you so wish.

At the end of each tenancy, we will check out the tenant and ensure that the previous inventory is intact and that the conditions of the lease including cleaning and gardening have been met. If necessary, we will instruct tradesmen to correct any deficiency and deduct the cost from the tenant's bond mentioned earlier. The balance of the bond to be returned to the tenant and final income tendered to you. We will take final meter readings and ensure that the tenant's final bills are properly accounted for.

Our charges for the above services will be found to be extremely competative.

We would deduct all of our fees from income claimed from your tenant. There would not be any charge if we did not place a tenant into your property.

Additional costs which may happen are simply those expenses any householder may face from time to time if faults occur to their property which require rectification. We will advise you of tax liability if this is necessary.
